Windmills in the Ocean

Serious discussions and negotiations have been taking place regarding the possibility of constructing windmills off of the coasts of the States of Delaware and Maryland. During the warmer months of the year, this resort area blossoms in population to nearly 500,000 people and efforts in Ocean City, MD through conventions and festivals have made it nearly a year round destination.

With these big crowds coming the need for lots of electrical power and the question of how to supply it. Recent attempts to construct windmills atop of some Western Maryland's mountains failed mainly because the huge structures would be an eyesore to the current beautiful views.

The windmills which are being contemplated for the ocean waters would be nearly 25 stories tall. It is likely that they would be located at least 3 miles off shore where federal waters begin, but more likely would be closer to 12 miles off shore to keep them out of view. The trade off would be a higher cost for the additional cabling required to go the extra distance out to sea, however, this would then have minimum impact on the main reason why people flock to this region, which is, of course, the sand, the surf, and the sun.

The governors of Maryland and Delaware support the idea as do government representatives of Ocean City, provided the windmills are out of sight. However, also, to be considered is the environment and how these structures might impact the ocean wildlife. Practical knowledge does exist regarding the potential impact, because windmills have been used off of the coasts of England and Belgium for several years with no significant impact on the environment.

With a free and plentiful supply of wind which should not effect industry or property values it sounds like a winning scenario for many people. And who knows maybe these giant fans could be cranked up in reverse to blow hurricanes off shore or to increase the wave size to allow for great surfing opportunities. . . or not.

There are two types possible license. If you want to become a foreclosure specialist for an established agency you would have to have an associate's license, also known as an agent's license. If you want to be self-employed and have your own foreclosure consultancy business you would need an independent license.

The application process to get your license to become a foreclosure consultant intentions:

• Undergoing pre-licensed training, which is about fifteen to twenty-five hours of in-person or online instruction that is specified by the local attorneys general.

Are House Cleaning Services Expensive?

For some strange reason most of us think that house cleaning services Maryland are very expensive. Based on this presumption which we do not bother to verify, we spend our precious weekends on brushing, mopping and cleaning. If only we knew that housekeeping services are not as expensive as we thought we could have had much more fun on weekends.

When you want to hire a housekeeping service Maryland based company, just do not hire the first company that you come across. Do a little bit of groundwork before you hire your housekeeping company. Check with your friends if any of them is using housekeeping services and how much they pay for the regular house cleaning jobs like window cleaning, deep carpet cleaning, move in cleaning, move out cleaning, post construction cleaning etc.

After making a quick survey with your friends try to find cleaning services Maryland companies through online search and get price estimates from four to five companies so that you will understand how housekeeping pricing works. Normally the cost is worked out based on the area to be covered. Check with the cleaning services company wherever you need to commit for long term contracts or whether they will accept one time services too. It is better to go with companies that offer one time services because this will give you a chance to try their services including the quality of the service before committing to long term contracts. If you sign up for long term contracts you will be able to get better rates, do check with them for any discounts that they may have for signing up annual contracts with them. Always remember to ask for a discount because some companies will offer discounts only when asked and there are some companies that give discounts just because you have asked for it so as to please you.

When you want to hire a housekeeping company for the cleaning services, keep your requirements specific when you are vague, the estimate too would be vague and this can lead to increased cost. Put things in writing on what exactly you would want to be done when they arrive. If you want the furniture to be cleaned then include it to your list; if you want windows, ceilings, floors etc to be cleaned include them to the list as well. This will help the housekeeping services company to give you a precise quote. If their estimate is too high discuss with them your budget for the cleaning services that you can manage at the moment and they will be able to offer a solution that will match your budget.

When you make your selection take into consideration the amount of time and energy that you would save and what else you could accomplish for that time that you will be saving by hiring house cleaning services. Check with them wherever you can also hire housekeepers, maids Baltimore if you should need assistance in this area. Ways to Cancel a Real Estate Contract

In Maryland real estate investment should be done after framing a legal contract, which is signed by the seller and the buyer. The buyer pays fixed amount of money as a security deposit for the real estate property, for which the contract has been framed. The contract includes various important terms like description of the parties, clarification of legal terms and conditions, offer amount that has been determined, and finally the closing date of the Maryland real estate deal. It is advisable to thoroughly go through the terms and conditions listed in the contract before signing it.

Sometimes it becomes necessary to terminate or cancel the real estate contract. Generally a contract does contain a termination clause, which states under what type of situations the buyer can cancel the contract. To safeguard the interest of buyer and seller, the buyer should cancel the contract before the closing date. Otherwise it may create problems for the seller and lead to litigation on the buyer. Following are some common ways to cancel a real estate contract:

* The buyer may not be able to arrange for sufficient funds to buy a real estate property in Maryland under the prescribed time limit, stated in the contract. Under such situations, the buyer should give a written document stating that the buyer has made sincere efforts to make money arrangements, but received a written rejection letter from the bank or credit association where the loan application was given.

* If faults or defects are found in title review, the buyer has the right to cancel the contract. He / she should give a written consent to the seller about the title defects that are noticed. In case these defects can not be deal with, cancel the real estate contract.

* Usually inspection related issues lead to cancellation of a real estate contract in Maryland. Problems like excess of repair required by the property excluding a particular amount of money, unnecessary encroachments on the property and so on could be the reasons for contract termination.

The buyer should keep in mind the time frame that has been listed in the real estate contract. If the contract is taken after that time, it could lead to non-cancellation of the Maryland real estate deal. Hiring a good professional realtor can help the buyer to locate a real estate property that meets his expectations, and has a genuine seller. And the buyer can use their right of termination in case of any serious property related issues.

Online Tax Sales With Short Redptions

May is the month for the Florida online tax sales, but there are a few problems with the online tax sales in Florida. The interest rate at the Florida tax sales is typically bid down to.25%, and Florida counts allow investors to have subaccounts, which give the institutional buyers a great advantage over the small investor. But even if you manage to buy a tax lien at a decent rate in one of the Florida sales, the redemption period is 2 years, and you may have to wait out the redemption period before getting paid on your lien. So how can you make money in the online tax lien sales without having to wait 2 years or more to get paid?

Everyone wants to know which states have the highest interest rates and the shortest redemption periods. Many are interested in redeemable death states that have steep penalties, like Texas where the redemption period is only 6 months and the penalty is 25%, or Georgia where the penalty is 20% and the redemption period one year. But the problem with investing in these states is that they do not have online sales.

But there is one tax lien state that does not have a short redemption period and online tax sales, and some of the counties in this state do have decent interest rates as well. The state that I'm referring to is Maryland.

Maryland tax sales take place in May and June each year and a few of them are online. The redemption period in Maryland counties is one of the shortest – only 6 months. The interest rate varies by county quite a bit, from 8% to 20% per annual! The county with the highest rate of return is Prince George's County but they do not have online sales. The City of Baltimore and Howard County, however, do have online sales and have an interest rate of 18% per annual.

Bidding in Maryland tax sales is very different from bidding at tax sales in other states. In Maryland counties, premium is bid, but you do not have to pay the entire premium at the sale. What you pay at the tax sale is the certificate amount and a portion of the premium, referred to as "high bid premium." High bid premium is 20% of the difference between the bid amount and 40% of the property value. So if you bid less than 40% of the property value you do not have to pay any of the premium you bid at the sale. But you do have to pay all the premium bid if you foreclose on the property.

Maryland counties also charge a non-refundable fee to bid at the sale. These fees can vary by county from $ 100 – $ 150 dollars. Howard County has a $ 1000 deposit requirement instead of a registration fee and this is refunded if you do not have successful bids. If you are successful bidding then the deposit is applied to the amount due in order to pay for any liens purchased.

The Top 5 States For Investing In Tax Liens Online

As of the time that I'm writing this article there are only 8 states that have that have online tax lien sales. But some of these states may only have one or two counties or municipalities with online tax sale. For that, and for other reasons that I'll let you know about later, these tax sales may not be worth your time. So here are what I consider to the top 5 states for investing in tax liens online:

Florida

Florida is a state that is worth looking at for the online tax lien sales. The interest rate in Florida is 18% per year. Most counties in Florida do have online tax lien sales. Tax Sales are held once a year in May and the interest rate is bid down quite low, but there is a minimum 5% penalty, so regardless of how low you bid, if the lien redeems you will get at least 5% on your money . Another plus for investors who do not live in the state is that as long as you do your due diligence and bid on good properties you are not likely to get the property. Instead of foreclosing on the property if the lien does not redeem, in Florida you apply for the lien to go to a sale sale. The property will then be auctioned off in a tax deed sale (some of these are online as well) to satisfy the lien.

Maryland

Another state that has a default interest rate of 18% per year is Maryland, and while not many counties in the state of Maryland have online tax sales, the City of Baltimore does have a very large online tax lien sale each year. In Maryland the interest rate is not bid down, instead of bidding down the interest rate, premium is paid for tax liens. You do not have to pay the entire premium at the tax sale. You only need to pay a portion of the premium along with the amount of the lien at the tax sale. And only if the lien does not redeem and you foreclose on the property, do you have to pay the remaining premium (and any outstanding taxes). The Maryland counties have a somewhat complicated way of determining how much of the premium needs to be paid at the tax sale (this is known as "high bid premium") and you should make sure you understand this before you bid in any of the Maryland tax sales. There is a detailed description of the formula for high bid premium in the Buying Tax Liens Online course. Another plus for the investor in Maryland is that the redemption period is short – only 6 months in most counties.

Indiana

Indiana is another state where premium is bid for tax liens and there are a handful of counties in Indiana that do have online tax sales. There is a 10-15% penalty paid on the certificate amount depending on when the lien is redeemed and 10% interest per year is paid on the premium amount and all outstanding tax payments. Not all of these tax sales are the regular tax lien sales, some of them are the county commissioner's tax certificate sales. These are the sales of the liens that did not sell in the regular tax lien sale. What's good about the commissioner's sales is that the amount of the lien is sometimes reduced and the redemption period is also reduced to only 120 days instead of 1 year.

Arizona

Arizona is one of the most popular states for online tax sales, although last I checked, only 6 of the 15 Arizona have their tax sales online. The default interest rate in Arizona is 16% and the interest rate is bid down at the tax sale. You will need to register in advance of the tax sale and submit a deposit in order to bid in any of these online auctions. Some of the Arizona counties also force you to pay the consequent taxes – if you do not pay them they will sell your lien in the following year's tax sale.

Colorado

The state of Colorado also has a few counties that have online tax sales, premium is paid for liens in Colorado and the interest rate is only 1% above prime. Colorado tax sales are in November of each year and the interest rate is determined each September in advance of the tax sale. For the last three years it's been only 10%. Keep in mind that any premium paid for tax liens in Colorado will effectively reduce the interest rate received on the tax lien when it redeems. However when interest rates are low – as they are now, investors are due to pay large premiums.

Other States With Online Tax Sales

In the last couple of years the states of Louisiana and Nebraska have also had counties with online tax lien sales. Both of these states have a bidding system that is not in the best interest of the investor. In these states it is the ownership interest of the property – should the lien not redeem, that is bid down. It is simply not a sufficient of an incentive for the owner of the property to redeem the lien if the investor will only own a small piece of the property, so I do not consider these states to be among the best states for tax lien investing .

The newest state at the time of this writing to have online tax sales is New Jersey. In New Jersey, just like all of the New England states, tax sales are conducted by the municipalities – not the counties. So there are more sales (over 500 annually) in New Jersey then in some other states. But most of these tax sales are very small – some of them with only a hand full of liens sold to investors. I did not include New Jersey among the 5 top states to invest in tax liens online for three reasons.
First, at this time only two New Jersey municipalities have online tax sales. And while the larger cities follow their lead in the future, I do not think that most of towns will have online tax sales any time soon.

Secondly, the bidding procedure in New Jersey is a little more complicated than in other states. The interest rate is bid down, frequently to 0%, and then premium can be paid for tax liens. The institutional buyers do this because once they have the lien, they can pay any current or future taxes when they become delinquent and get the maximum interest rate (18%) on these payments. So they are paying premium and getting no interest on the lien amount for the right to receive 18% on any future taxes that they pay. The problem with this for the individual investor is that if the liens redeems in a short period of time, you may not get to pay any of the outstanding tax payments.

And thirdly, bidders need to have at least $ 10,000 in order to bid at these auctions. Even though you only need to place a deposit of $ 1,000 in order to bid at the tax sale, the online auction company accounts that this deposit is 10% of your budget. So you need to have at least $ 10,000 in your account to make payment for successful bids.

Dinosaur Fossilized Tracks Discovered Close to United States Capital

Dinosaur Fossilized Footprints Discovered near to Washington DC

When asked to comment on dinosaur discoveries in the United States, most experts may cite discoveries in the Badlands of Montana or the Cleveland-Lloyd Dinosaur quarry in Utah. Certainly, it is true to say that they are many fantastic Mesozoic fossil sites in the west of the USA but despite a little underrepresented in terms of fossil evidence, still still spring a few surprises.

Discovery in Maryland (United States of America)

Now a new study of fossil trackways in Maryland, north-eastern USA has provided a glimpse into a stimulating dinosaur based eco-system. Many of the trackways, have been found just a few miles drive out of Washington DC Trackways and footprints are called trace fossils. Trace fossils preserve evidence of the activity of animals such as their trackways, borings or burrows. The problem with most sets of footprints, even the very best preserved ones, is that, unless the animal is found fossils at the end of the trackway, scientists can never be 100% certain as to the species or genus that actually left the prints. Trace fossils such as footprints do have a significant advantage over other types of fossil such as fossil bones, most are direct in situ evidence of the environment at the time and place the organism was living.

Nine Hundred Fossilized Footprints Found

A total of over 900 fossil footprints from a variety of dinosaurs all dated from the mid Cretaceous have been identified from the area. Theropods, Ankylosaurs (Nodosauridae), Sauropods and Ornithopods are represented by the prints. Palaeontologists have estimated that the trackways were made between 121 and 98 million years ago. Trace fossils of other animals have also been preserved in this part of the USA, one trackway has been identified as a flying reptile, perhaps a Pterosaur flew down to get a drink and its trail was preserved in the soft sediment. Mammal tracks have also been found, indeed one trackway indicates that some mammals were quite large, tracks of a quadrupedal mammal about the size of a large dog have been recorded.

Based on the trace fossil evidence, over two dozen species of dinosaurs were living in Maryland at that time. Scientists who specialize in studying fossil trackways, began to discover tracks in the area while looking out for native Indian artifacts, in the stream-beds that criss cross the area.

They explained that as water and human development erode such beds, "floats" can result. These are pieces of track-bearing substrate that hydrodynamically dislodge from their natural stratigraphic context during stream bank flooding.

All of the discoveries were made either in Prince George's county, near the capital, Washington DC or at the White Marsh Run area of Baltimore county.

Hoping to Put the Fossils on Pubic Display

The pecicular, almost flower-shaped five-toed prints that have been discovered were most probably made by a Nodosaur. Nodosaurs are members of the Ankylosauria, heavily built, slow-moving, plant-eaters with body armour and horns.

Some of the trackways may have been made by young, immature animals. This area may have provided a Cretaceous nursery for many species, a popular nesting and breeding ground for a variety of dinosaurs. The scientists state that they may even have uncovered trackway evidence showing youngsters following adults, a possible insight into animal's behavioral and social relationships.

So far, the team of scientists and researchers responsible for analyzing the huge number of prints have described and published Maryland's first dinosaur track species (called an ichnospecies which translates to 'trace species'). It consist of both front and back footprints of a Hypsilophodontid dinosaur. He named the new dinosaur footprint type or species Hypsiloichnus marylandicus, meaning "trace of a Hypsilophodontid dinosaur from Maryland."

An overview of these, and other, finds was recently published in the journal Ichnos.

Analysis of the region's geology indicates that during dinosaur era, fresh water sources and plant life would have been plentiful. Researchers have excavated fossil pollen from ancient plants, along with fossil wood for a large, now-extinct fern tree similar to today's cycads.

The Smithsonian Museum of Natural History in Washington DC is investigating the possibility of putting some of the tracks on display in a special exhibition. There are certain obstacles to overcome, such as how best to present the casts so that their fine detail can be seen, but such an exhibit be popular with museum visitors. After all, it would give the residents of Washington DC an opportunity to learn about some of the previous residents in the neighborhood.
